DESCRIPTION: 

The 4S Ranch consists of approximately 2,908 acres in the heart of South Texas’ famed “Golden Triangle,” an area long recognized for producing exceptional whitetail deer. Located approximately 15 miles southwest of Cotulla, the ranch offers outstanding hunting, excellent wildlife habitat, strong water distribution, and the privacy that comes with being situated at the end of a county road.

The ranch has been intensively managed for trophy whitetail deer and is currently operated under an MLD program with a year-round feeding program. The 4S has consistently produced bucks scoring over 170 inches, with a number of deer exceeding the 200-inch mark.

In addition to the whitetail hunting, the ranch supports nilgai, blue and bobwhite quail, turkey, dove, javelina, and other native South Texas wildlife. With its highly desirable red sandy soils, diverse brush, native grasses, and excellent water distribution, the 4S Ranch represents a premier South Texas hunting property.

LOCATION:

Situated roughly 15 miles southwest of Cotulla and nearly 2.8 miles west of Artesia Wells, the property lies approximately 90 miles southwest of San Antonio. This ideal positioning affords seamless accessibility from major urban hubs while fully retaining a tranquil, secluded feel. Positioned at the end of a county road, the ranch offers exceptional privacy.

TERRAIN:

The 4S Ranch features gently rolling South Texas terrain with elevations ranging from approximately 450 to 580 feet. The ranch lies in highly sought-after “red sand” country, known throughout this portion of South Texas for producing quality whitetail deer and excellent native habitat.

The property has a strong stand of native grasses along with a diverse mixture of classic South Texas brush species, including mesquite, guayacan, prickly pear, granjeno, blackbrush, Spanish dagger, and others.

The combination of thicker brush, open areas, native grasses, and rolling terrain creates excellent habitat for both deer and quail. The southern portion of the ranch becomes more open with motted brush, providing ideal country for traditional quail hunting behind trucks and dogs.

IMPROVEMENTS:

The 4S Ranch is very well set up from a hunting and ranch management standpoint. A small but clean hunter’s camp provides comfortable accommodations with a living room, bunk room, bathroom, and kitchen. Electricity is in place at the camp and the ranch’s several storage and feed barns.

A dedicated game-cleaning station with a walk-in cooler provides a convenient setup for processing and storing game after the hunt. Additional ranch improvements include feed storage and a large feed hopper to support the ranch’s extensive year-round feeding program.

An excellent internal road system provides good access throughout the property. The blind and feeder locations have been thoughtfully laid out with both corn and protein stations positioned across the ranch. Several of these feeding areas also incorporate ground-level water features, further concentrating wildlife activity and providing additional water sources. The ranch is fully high fenced.

WATER:

Water is a major feature of the 4S Ranch, with an extensive system designed to distribute water throughout the property for wildlife, livestock, and irrigation.

The ranch has a high-volume Carrizo Sand Aquifer irrigation well equipped with a three-phase electric-powered 250 HP pump. The well is reportedly capable of producing approximately 650 gallons per minute and supplies the ranch’s 28± acre pivot-irrigated field.

In addition to the irrigation well, there are five domestic water wells located throughout the ranch, reportedly producing approximately 60 to 100 gallons per minute each.

An extensive network of water lines distributes water to pilas, troughs, and numerous wildlife watering holes across the property. Several watering locations have been strategically positioned near feed stations, creating dependable water sources throughout the ranch and complementing the year-round wildlife management program.

The ranch also features a roughly 5-acre lined lake, adding another substantial water source as well as an attractive feature to the property.

With the high-volume irrigation well, five additional wells, extensive piped distribution system, lake, and numerous wildlife watering locations, the 4S Ranch offers an exceptional water setup for a property of this size.

WILDLIFE: 

Wildlife is one of the focal points of the 4S Ranch. The whitetail herd has been intensely managed under an MLD program and supported by a year-round feeding program. This region of South Texas is well known for producing exceptional whitetail genetics, and the 4S Ranch has consistently produced bucks scoring over 170 inches, with quite a few exceeding 200 inches.

Beyond whitetail, the ranch supports a healthy population of Rio Grande turkey, blue and bobwhite quail, dove, javelina, and other native game. A herd of nilgai also calls the ranch home, adding another unique and challenging big-game hunting opportunity.

Dove hunting can be excellent around the irrigated field located near the center of the ranch as well as around the numerous watering locations spread throughout the property. The more open, motted brush country on the southern end of the ranch is particularly well suited for traditional South Texas quail hunting.
