Machete Ranch, Kinney County
This 393.50 acre High-Fenced Ranch is a more or less, rectangularly-shaped property comprised principally of guajillo and blackbrush covered ridges and hills. There are some live oak trees in the bottom of the draws on this ranch as well as persimmon, huisache, guayacan, granjeno (spiny hackberry) and various other good, edible plants common to the area. The Machete Ranch is totally enclosed by a new high fence and has been stocked with genetic white-tailed deer and axis deer. There is a good population of axis deer which can be hunted year-round and a great population of white-tailed deer. There are several quality hunting blinds, gravity flow protein feeders, and corn feeders that will convey with the property. The ranch is watered by two domestic water wells – one is equipped with an electric submersible pump. The well is powered by two large solar panels and pumps water into a large earthen tank and into a pipeline system that delivers water to a number of concrete water troughs as well as the ranch headquarters located in the southeast corner of the property. There is a good network of ranch roads that meander over most areas of the ranch and to the deer blinds, feeders, and perimeter of the property. The ranch is currently under TPWD’s Managed Land Deer Permit Program which provides an extended deer season for management purposes. In addition to white-tailed deer and Axis deer, the ranch has good populations of turkey, quail, dove, and songbirds.
There is a NICE hunting camp located in the southeast corner of the property consisting of two cabins that will sleep a good number of guests and visitors. The main cabin has a master bedroom and bath, a modern kitchen and a living room/den area. The second cabin is located next door and provides additional beds and a bathroom. There are two metal storage containers used for storing tools, feed, equipment and ATV’s. The camp is all fenced in to maintain privacy. This ranch is a perfect small-sized, turn-key operation, ready for immediate use. A small percentage of the minerals are available with the property. The percentage of minerals to be conveyed is dependent upon the price paid for the property.
