Indian Creek Ranch consists of 97 +/- acres, with live water, located approximately 5 +/- miles from Bandera, Texas, known as the Cowboy Capital of the World. Wildlife:

Wildlife found on the ranch include Axis, White-tail, Rio Grande Turkey and other typical native wildlife. The property has been managed under a wildlife management plan that maintains the wildlife exemption.

Terrain:

Once you enter the property off the paved county road on level ground, there is approximately eight acres of land that gently slopes as you traverse down into the creek bed, where you cross the concrete drive over the dam. The ranch features two large fields that are fairly level, that would be great for riding and grazing several horses, or for putting into production if so desired. On the southeast side of the property, there is a beautiful ridge that traverses to the back of the property. This ridge is covered in trees, is easily traversable, and there are great building sites in this area. On the southwest side of the property, there is a draw that meanders through the property that leads down to Indian Creek. The wildlife love to roam in this area. The topography features nice, hill country elevations from 1380 feet up to its highest point at 1450 feet.

Improvements:

Most of the Cedar has been cleared off the property. Well-maintained and improved pastureland that is flat and level. There is a nicely constructed concrete drive over the dam.

Water:

The ranch features 700 +/- feet of both sides of the clear water, year-round Indian Creek. There is a well-constructed dam on the property that holds back a nice amount of water. The ranch also includes a windmill well and a small watering hole for wildlife.
