Property Description:

The F3M Ranch is 160 +/- Acres in Harper, TX that borders the Kerr County and Gillespie County line. This Hill Country ranch will make a great hunting and recreational ranch, with an abundance of wildlife including an occasional exotic, native whitetail deer, and turkey. The ranch has good cover for wildlife and has been well managed by the same family for multiple generations. Live oak, post oak, blackjack oak, and Spanish oak are all present. The ranch house is 1,463 +/- SF and features three bedrooms and one bathroom. The home is perfect for a weekend getaway retreat, or would make a nice lodge for hunters during hunting season. There are water wells and troughs on the ranch, and a good water distribution system in place to the troughs on the property. The ranch is currently under an Ag Exemption. The entire ranch is fenced and ready for livestock, if one wishes to have cattle on the property.

The F3M Ranch is located approximately 20 +/- minutes from Kerrville and 30 +/- minutes from Fredericksburg along Reservation Road, which is a paved county road. The ranch features large, neighboring tracts, providing seclusion and privacy, but is still in close proximity to neighboring towns such as Kerrville, the “Official Capital of the Texas Hill Country” that provides many options for restaurants and shopping.

Wildlife on the F3M Ranch is abundant, with frequent sightings of whitetail deer, turkey, dove, occasionally axis deer, and other animals native to the Texas Hill Country.

The F3M Ranch provides a beautiful, private Hill Country setting. The terrain has a gentle roll with a nice amount of diversity, differing between fields and vegetation.

The ranch house is 1,463 +/- SF and features three bedrooms and one bathroom. The home was originally constructed in 1936, with additional square footage added in 1984. Other improvements on the ranch include a ranch foreman’s house, storage barn, horse stalls, a chicken coop, a processing room for wildgame, an old sheep barn and two cellars.

There is one working water well and several troughs for cattle, which is also advantageous for wildlife. There are a few wells on the property that could potentially be reworked to provide additional water to the ranch.
