Property Description:

This 128 +/- acre property is in the rapidly expanding growth corridor of Eastern Bexar County. The property is located equidistant between the intersection of North Graytown and Abbott Road and 1518 and Abbott Road. Abbott Road Ranch has 1,200 +/- feet of frontage on Abbott Road and is located less than 3 miles from I10. The property has little change in elevation and features a beautiful creek.

There are numerous new residential developments located less than a mile away, making this property a prime candidate for residential development. Builders active in the area include Lennar, Hakes Brothers, DR Horton, and Meritage Homes.

San Antonio River Authority has an 8” line along the frontage and are working on sewer upgrades in the area which could include extension of lines thru a portion of the property. A lift station is located nearby and could potentially be accessed via a gravity fed line. A 4” water line is on the east side of Abbott Road is currently being provided by East Central Special Utility District.

The property is located outside of the San Antonio city limits and is unrestricted and not subject to any zoning ordinances. There is a substantial amount of floodplain on the property. In preparing to sell the property, a flood study has been performed by KFW Engineers and they have confirmed that as many as 56 acres of the floodplain can be reclaimed at a reasonable cost. This will bring the developable acreage to 92 +/- Acres. The flood study is available for review.
